Garage Door Maintenance

     If you are like most home owners across northern Indiana, you probably use your garage door to enter and exit your home even moreso than the front door. The upkeep and maintenance of your home's biggest and most expensive appliance is very important for the safety of your family. With that said, there are many factors that you can address on your garage door and opener that can save you money in the long run.

    The first thing you can do to keep your door running smoothly is proper lubrication. This helps the small metal hinges, rollers, bearings, and gears running properly so that they won't break or ware as quickly through normal useage. The perfect lubricant that we recommend is regular WD-40, as thicker grease based lubricants can stall the proper movement of certain parts on your garage door. Starting off with the rollers, all you need to do is spray a little WD where the stem of the roller meets the wheel. This helps lubricate the tiny ball bearings in the roller that allow your overhead door to travel smoothly and quietly. Another thing to keep in mind about rollers, is that well, they are called rollers for a reason. It is not wise to lubricate the tracks of the door as you want the rollers to "roll" across the track and if there is improper lubrication on the tracks it will cause the rollers to "slide". This can cause rougher movement of the sections which in turn could actually harm your opener.

    Next you will want to spray your hinges on the sections of your door. The trick to this is to spray where there is metal on metal contact in the hinge, which makes for easier folding over of your sections on the track. After this, you will want to spray over the garage door springs on the top of the door. *Please keep in mind that these springs are by far the most dangerous part of your garage door, they are under extreme tension! Quickly and simply just spray the outside of the springs. This will keep the spring from binding and causing the overhead door from being caught in random positions.

    Another simple thing that you can do to help expand the life of your garage door is a regular balance test. This test will help ensure that the spring(s) on your door is properly balanced. All you have to do is unlatch your door from your operator and lift it a couple feet off the ground. If the door stays suspended half-way up, this means the door is properly balanced. If the door goes up by itself, this means that the door is too "hot" meaning the springs have too much tension. And lastly, if the garage door slams to the ground this means the door needs more tension on the springs. Now when correcting spring tension, again, this is very dangerous and should be left to the professionals. It's not worth hurting yourself in order to save a couple bucks on a quick service call! Last but not least, always try and remember that over use of your operator can harm it. Your standard 1/2hp home opener should not be ran more than 6 times per hour. If they are, it can cause them to overheat and ruin the opener.
